I honestly can’t say enough good things about my loan officer. After trying for several years to get approved—being self-employed and moving out of state—I had pretty much hit a wall. No one could make it happen… until him. From the very beginning, he was on top of everything. Communication was incredible the entire way through. As a first-time homebuyer, I was extremely stressed and had a ton of questions, but he took the time to explain every step clearly and made sure I felt comfortable throughout the whole process. What really stands out is that he was able to get me approved when no one else could—and not just approved, but with a great loan and a very solid interest rate in today’s market. That alone says everything. On top of that, I used a Section 184 loan, which I know can be more complicated, but he handled it like a pro and never made it feel like a burden. If you’re self-employed, moving states, or a first-time buyer, this is the person you want in your corner. He’s knowledgeable, responsive, and truly cares about getting the job done right. I’m beyond grateful for everything he did to help me become a homeowner. Highly, highly recommend. He changed our lives for ever no more renting.

Todd was super patient and incredibly helpful in making sure we had everything buttoned up before we put in the paperwork and even after we bought the house. Him and Ashlyn really made our experience seamless and super easy to manage. I asked a lot of questions through the whole ordeal and Todd was always on top of things. I will DEFINITELY be sending friends and family to him when they ask!

Todd was amazing and walked me through the entire process. Even when it came to the end, and financing hiccups, he assured me he can get it taken care of and he did.

Todd was amazing! He made the whole process so easy. He walked me through every step and was so reassuring. As a first time homebuyer I of course was nervous the whole time. Todd continued to tell me everything was going to be fine. He always responded quickly to every question I had. He worked quickly and even though I had numerous things come up through the whole process, Todd never seemed annoyed. He handled every situation that came up so fast. I will recommend him to everyone. I will always call him for any home loan I will have in the future.

Homebuying FAQs

Purchasing a home enables you to receive tax benefits while building equity that you can cash out in the future. Owning a home also gives you the opportunity to truly personalize your space.

Yes! Prequalifying first can help you save time and effort before you get too far into the process. You will know upfront how much home you can realistically afford. It also lets real estate agents and sellers know that you’re a serious buyer, which can be an advantage when making an offer.

Your lender will consider a number of factors when determining your maximum loan amount. Some of these include your debt-to-income ratio (how much of your monthly gross income goes toward paying debts), cash available for down payment and closing costs, and credit history.

Your loan officer will work with you to determine which loan product benefits you. They will review your current finances and future financial goals. Your loan officer will also consider factors like your target monthly mortgage payment and how long you plan to live in the home.

A fixed-rate mortgage has an interest rate and payment that stay the same over the life of the loan. With an adjustable-rate mortgage, the rate can either increase or decrease, based on market factors. The monthly payment can also go up or down based on the rate adjustment.

A conventional mortgage is a home loan that is not offered or secured by a government entity (like FHA or VA). Conventional mortgages typically conform to the loan limits set by the Federal Housing Finance Administration (FHFA) and are eligible for purchase by Fannie Mae and Freddie Mac (the two government-sponsored enterprises that guarantee the majority of mortgages in the U.S.).

Unlike government loans like FHA, VA, and USDA, conventional loans can be used for more property types (primary residences, second homes, and investment properties). In addition to the popular 30-year fixed conventional loan, there are also more choices for loan structure, including 15-year or 20-year terms and adjustable-rate mortgages.
