About Emily
Owning a home is one of the great American dreams. I am honored to work with my clients to make that dream a reality, not only in Alaska, but also throughout the lower 48 states. It is a privilege to teach, guide, and support my clients on their journey through the hurdles of homeownership.
Real estate has been part of my life for more than 10 years, and I’ve worn a lot of hats along the way. That experience ultimately brought me to Cornerstone; a place where I have truly put my skills to work for my clients. Whether you’re buying your first home or building your investment portfolio, I’m here to help you think strategically and make smart financial moves with confidence.
Whether you're a first-time homebuyer, a self-employed entrepreneur, or a growing investor, I offer solutions tailored to your financial structure. My expertise includes Conventional, VA, USDA, and FHA loans, along with Bank Statement programs for self-employed borrowers and DSCR financing for both new and experienced investors. I am a top performer in Alaska Housing programs as well and a benefit especially for my Alaskan clients. For loan projects involving Land purchases, Construction builds, or Condo financing, I coordinate closely with builders, engineers, and industry professionals to manage the additional layers these loans require. My goal is always to simplify complex transactions and deliver clarity and reliability at every step.
I believe in living what I help my clients achieve. I’m constantly editing, and renovating my own home, intentionally creating a space that feels like a private getaway in the heart of Alaska. When your home feels like a vacation, it transforms and revitalizes daily life. I am a proud military mom to two wonderful daughters, an Elks volunteer, and someone who loves homesteading, boating Alaska’s waters, and camping with my husband, family and community are at the center of everything I do. And when I find a quiet moment, you’ll likely find me enjoying a good TV series or movie.
Overall, as I work with my clients in my small community and beyond, my goal is to build a lasting relationship in which I advocate for you, your financial wellbeing, and to learn and grow in the business of making home ownership come true.

Homebuying FAQs
Purchasing a home enables you to receive tax benefits while building equity that you can cash out in the future. Owning a home also gives you the opportunity to truly personalize your space.
Yes! Prequalifying first can help you save time and effort before you get too far into the process. You will know upfront how much home you can realistically afford. It also lets real estate agents and sellers know that you’re a serious buyer, which can be an advantage when making an offer.
Your lender will consider a number of factors when determining your maximum loan amount. Some of these include your debt-to-income ratio (how much of your monthly gross income goes toward paying debts), cash available for down payment and closing costs, and credit history.
Your loan officer will work with you to determine which loan product benefits you. They will review your current finances and future financial goals. Your loan officer will also consider factors like your target monthly mortgage payment and how long you plan to live in the home.
A fixed-rate mortgage has an interest rate and payment that stay the same over the life of the loan. With an adjustable-rate mortgage, the rate can either increase or decrease, based on market factors. The monthly payment can also go up or down based on the rate adjustment.
A conventional mortgage is a home loan that is not offered or secured by a government entity (like FHA or VA). Conventional mortgages typically conform to the loan limits set by the Federal Housing Finance Administration (FHFA) and are eligible for purchase by Fannie Mae and Freddie Mac (the two government-sponsored enterprises that guarantee the majority of mortgages in the U.S.).
Unlike government loans like FHA, VA, and USDA, conventional loans can be used for more property types (primary residences, second homes, and investment properties). In addition to the popular 30-year fixed conventional loan, there are also more choices for loan structure, including 15-year or 20-year terms and adjustable-rate mortgages.
